商业地产(36学时)课程简介

《商业地产》是房地产专业、工程管理、投资学、项目管理等专业本科生的专业必修课或限选课。商业地产主要指能够产生收益(包括资本收益或者租金收益)的不动产或土地。目前商业地产在世界不动产行业中比例日益扩大,比如2009年美国商业地产规模达到110,000亿美元。目前国内大学开设商业地产的相对较少,而且缺乏专业教材。本课程将尝试对商业地产发展历程、商铺价值分析、商业地产开发的前期调研方法及内容、商业地产的规划研究、商业地产开发研究、商业地产的招商研究、商业地产投融资研究、商业地产开发与管理的法律事务研究、城市综合体(HOPSCA)分析、商业地产的物业管理介绍。为使学生对商业地产行业有一个较为全面和系统的认识,并具备一定的商业地产开发与经营的分析手段和能力,本课程尝试采用现场教学方法,尽量带学生多现场观摩和实地考察各种类型的商业物业,把理论与书本上的死知识与现场体验相结合,深化学生的所学知识的理解。

Commercial(Business) Real Estate (36 class hours)

The term commercial property (also called investment or income property) refers to buildings or land intended to generate a profit, either from capital gain or rental income. The total value of commercial property is much large in current world, for example, approximately $11 trillion in the United States 2009.

There are only a few universities to provide students with the course of commercial real estate. Moreover, there is no professional and official text book in this field. This new course plans to introduce the commercial real estate from systematical arrangements, including introduction of business real estate, the valuation of shops, the preliminary study on the development of commercial real estate, the business planning on commercial real estate, the development of commercial real estate, the investment of invitation in commercial real estate, the finance of commercial real estate, the legal issues on the development and management of commercial real estate, HOPSCA, the property management of commercial real estate. The main aim of this course is to help students to have a comprehensive understanding on the commercial real estate, and obtain the elementary capacity of management and analysis tools.
